Sakura Kishiro, at just 26 years old, and her partner decided to embrace this trend. Last fall, they began planning their unique tiny home, settling on a modern design with expansive glass windows and a spacious back deck. For just over $100,000, they were able to create a unique living space that could also serve as a rental property. According to Kishiro, “Tiny homes are really creative, small spaces, and that’s always been really intriguing to me.”

The appeal of tiny homes stretches across various demographics—from parents raising children in tiny home villages to young adults embracing a minimalist lifestyle, and even seniors opting for smaller, more manageable spaces. Building The Dream

Primarily residing in Seattle, Kishiro and her partner constructed their tiny home on a plot in central California, targeting vacationers and the seasonal influx of snowbirds. Since going live on Airbnb in early March, they have seen an impressive 80% booking rate, attracting couples and solo travelers alike. Prices range from $100 to $300 a night, influenced by a third-party dynamic pricing tool to optimize their earnings during peak seasons.

Customization and Design Choices

The couple invested in a standard model from a building company but took creative liberties, customizing it with features like backsplash tiles, a garbage disposal, and a large sliding glass door. The design process took a few months, and they opted for the slightly bigger 400-square-foot version to ensure a livable and comfortable environment. The home boasts essential amenities such as a washer, dryer, and dishwasher that usually aren’t found in tiny homes.

Kishiro aimed for a “modern Scandinavian” style, complementing the black exterior with a “rustic boho” interior. Features like a skylight and pocket doors create an illusion of spaciousness, while a 14-foot back deck enhances outdoor living.

The initial investment included $84,962 for the home structure, with total costs surpassing $100,000 after factoring in utilities, construction, and furnishings. The impressive booking rates suggest that the tiny home stands as a solid investment, with the potential to generate significant income, particularly in high-demand months.

Kishiro advises prospective tiny homeowners to approach their project with a clear understanding of long-term goals: “It’s an investment, so you have to be frugal where you can be, but also invest in the things you think are worth it.”

Kishiro now works remotely for a consulting firm while nurturing aspirations of venturing into the hospitality industry. The Airbnb serves not just as a rental, but also as a secondary living option for her family, offering flexibility as they envision accommodating aging parents or creating a multi-generational living arrangement.

She concludes, “Downsizing is a really attractive option, honestly,” reaffirming her advocacy for tiny home living as a viable path for future homeownership.
